Claire and Ben had been "just looking" for almost a year. Their townhouse in Newmarket had been perfect when it was the two of them, but with a toddler, a golden retriever and Ben now working from home three days a week, the walls were closing in.

"Every time we found something last year, it was gone before we could book a showing," Claire told us over coffee in early October. "We kind of gave up."

So we opened the latest numbers together, and their faces changed. This fall looks very different.

York Region in September: more homes, more time

According to TRREB's Market Watch for September 2026, York Region recorded 893 sales at an average price of $1,136,650 and a median of $1,043,000. The part that caught Claire's eye was the choice: 5,168 active listings, or about 5.0 months of inventory.

That means buyers can compare neighbourhoods from Vaughan and Markham up to Aurora and East Gwillimbury without the pressure of bidding wars on every listing. Homes averaged 38 days on market, which gives you time to book a second showing, sleep on it and get your inspection lined up.

For sellers, the news is reassuring too. York Region homes sold for 97% of their list price on average, so a home that's well prepared and priced with care is still selling close to asking.

The bigger picture across the GTA

Across the whole TRREB area, 5,040 homes sold in September at an average price of $1,006,409, 5.1% lower than a year ago. That makes buying more attainable than it was last fall. At the same time, new listings fell 14.4% from a year earlier, so sellers who list now face less competition than they would in a crowded spring market. Across the board, homes still sold for 98% of asking on average.

TRREB's Chief Information Officer, Jason Mercer, pointed to "substantial pent-up demand in the GTA." For buyers who are ready now, that's a chance to get first pick before those households come back.

Town by town: something for every budget

When we pulled up the September figures for the towns on Claire and Ben's list, the range surprised them:

  • Newmarket: a median sold price of $870,000 across 55 sales, with homes averaging 36 days on market. (Newmarket market report)
  • Aurora: a median of $947,000 across 45 sales. (Aurora market report)
  • East Gwillimbury: a median of $1,044,000 across 26 sales, popular with families who want newer homes and more space. (East Gwillimbury market report)
  • Georgina: 49 sales at a median of $775,000 (TRREB Market Watch), one of the most accessible price points in York Region for lakeside living on Lake Simcoe. (Georgina market report)
  • Whitchurch-Stouffville: a median of $1,100,000 across 35 sales. (Stouffville market report)

And if the budget wants to stretch further, Simcoe County is just up the road, where September's median was $690,000.

What Claire and Ben decided

They did two things that week. First, they booked a free home evaluation so they'd know exactly what their townhouse could bring in. Then they set up saved searches on jj.team for detached homes in Newmarket and East Gwillimbury with a fenced yard (the retriever insisted).

"For the first time, it feels like we get to choose," Ben said.

That's really the story of this fall market. Buyers have choice and time. Sellers who prepare well are still getting close to asking, with less competition from other listings. Whichever side you're on, the right plan depends on your street and your timing.
