Buy First or Sell First? How One Innisfil Family Moved Up Without the Stress

A smiling couple wrapping dishes in packing paper beside stacked moving boxes in a bright room with gingham curtains, getting ready to move to their next home.

Rachel and Dev had been talking about "the bigger house" for two years. Their townhouse in Alcona had been perfect when it was just the two of them, close to Innisfil Beach Park and an easy drive down to work. Then came two kids, a dog named Biscuit, and a dining table that doubled as a homework station, a craft corner and a home office.

So one Sunday night this fall, with the kids finally asleep, Rachel opened the laptop and asked the question almost every move-up family asks us sooner or later: "Do we buy the new place first, or sell ours first?"

It's one of the most common conversations we have with families across South & Central Ontario, from Innisfil and Barrie to Newmarket, Aurora and Georgina. There's no single right answer, but there is a right answer for you. Here's how we walked Rachel and Dev through it.

Option 1: Sell first, then buy

How it works: You list and sell your current home, then shop for the next one knowing exactly what you have to spend.

Why families like it:

  • No guesswork on your budget. Once your sale is firm, you know your real equity, not an estimate.
  • No risk of carrying two homes. You'll never be paying two mortgages, two sets of property taxes and two utility bills at once.
  • Stronger offers. When you buy, you can make a clean offer that isn't conditional on selling your home, which sellers love.

What to plan for: You need somewhere to land if the right home doesn't come along before your closing date. That might mean negotiating a longer closing on your sale, a short rental, or a few weeks with family.

Option 2: Buy first, then sell

How it works: You find and buy the next home, then list your current one.

Why families like it:

  • You don't miss the house. If you've been watching a specific street or school area for months, you can move when it finally comes up.
  • One move, not two. No temporary rental or storage unit in between.
  • Less pressure while you shop. You can take your time finding the right fit.

What to plan for: You'll want a clear, realistic idea of what your current home will sell for, and a conversation with your lender about bridge financing, a short-term loan many lenders offer to cover the gap between your purchase closing and your sale closing, usually once your sale is firm. It's also smart to have a backup plan in case your home takes longer to sell than you'd hoped.

Option 3: Make your purchase conditional on your sale

There's a middle path, too. You can make an offer on your next home that's conditional on the sale of your current home. It protects you from owning two homes, but in a competitive situation the seller may prefer an offer without that condition, and they may keep marketing their home with the right to ask you to firm up or step aside. It works best when the home has been on the market a little while or there isn't much competition.

What Rachel and Dev chose

We sat down at their kitchen table (yes, the homework-craft-office table) and looked at three things together:

1. What their townhouse was realistically worth today, based on recent comparable sales in Alcona.
2. How much homes like the one they wanted were selling for, and how quickly.
3. How much uncertainty they could comfortably live with, financially and emotionally, with two kids and a dog in the mix.

Because they had their hearts set on a particular pocket near the lake, and because their lender confirmed bridge financing was an option, they decided to get their townhouse ready to list first, then shop with a pre-approval in hand, so they'd be ready to move fast on the right house while their sale was underway. We timed their sale closing to line up with their purchase as closely as possible, so moving day was one day, one truck, and one very excited Biscuit.

The best part? Rachel said she finally slept through the night once they had a plan.

A few tips for any move-up family

  • Start with a real number. A professional home evaluation tells you what your home is likely worth in today's market, which shapes every other decision.
  • Talk to your lender early. Ask about pre-approval, porting your mortgage, bridge financing and any penalties for breaking your current term.
  • Think about timing, not just price. Closing dates can often be negotiated to give you breathing room between homes.
  • Get your home ready before you fall in love with the next one. A little decluttering and a few small fixes now make it easier to list quickly when the time comes.
  • Have a Plan B. Know what you'd do if your sale or purchase takes longer than expected.
