Andre and Maya had spent most of the summer scrolling listings from their condo in Vaughan. They wanted a detached home with a yard, a spare room for Maya's mom, and a commute that didn't eat their whole day. Every time they found something they loved in York Region, the price nudged them a little further up Highway 400.

"Are we crazy to look north?" Maya asked me on our first call.

Not at all. So we sat down at their kitchen table, opened the latest numbers, and looked at Simcoe County together.

What September 2026 looked like north of the GTA

According to the Toronto Regional Real Estate Board's Simcoe County Market Watch for September 2026:

  • 611 homes sold across Simcoe County at an average price of $768,850 and a median of $690,000. That's well below the TRREB-wide average of $1,006,409.
  • Buyers had 4,305 active listings to choose from, about 6.3 months of inventory.
  • Detached homes made up most of the sales and averaged $831,977, just 1.7% below last September. That's steady ground for owners.
  • Homes sold for about 96% of list price on average, after roughly 46 days on the market.

And here's what Andre and Maya found most useful, the median price town by town:

| Community | Sales | Median price | Avg. sale-to-list |
|---|---|---|---|
| Bradford | 44 | $895,000 | 98% |
| New Tecumseth | 54 | $767,500 | 96% |
| Innisfil | 56 | $707,500 | 97% |
| Barrie | 130 | $637,500 | 98% |
| Wasaga Beach | 40 | $583,750 | 95% |
| Orillia | 54 | $543,500 | 96% |

What those numbers meant for them

For buyers like Andre and Maya, this fall brings some real advantages:

  • More choice. With over four thousand homes on the market across the county, they could compare neighbourhoods instead of grabbing the first thing that came up.
  • Time to think. Homes are taking several weeks to sell, which leaves room for a second showing, an inspection and a calm conversation about price.
  • More home for the money. In Innisfil and Barrie, the median price sits hundreds of thousands below the GTA average, which is often the difference between a townhouse and a detached home with a yard.

And if you already own in Simcoe County? Steady detached prices and strong sale-to-list ratios in places like Bradford and Barrie (98%) show that well-prepared, well-priced homes are still selling close to asking.

One date to watch this week

The Bank of Canada has held its policy rate at 2.25% at every decision this year, and its next announcement is on Wednesday, October 28. Economists don't all agree on what comes next, and fixed mortgage rates have already moved up with bond yields this fall. Andre and Maya kept it simple: they got pre-approved with a rate hold, so they could shop with confidence whatever the headlines said.

Where they landed

After two Saturdays of showings, they fell for a detached home in Innisfil with a big backyard, a finished basement for Maya's mom, and a short drive to the 400. Andre's favourite part? Lake Simcoe, about ten minutes away.
