Fall 2026 Market Update: More Choice, Calmer Pace, and Real Opportunity in York Region
By Jennifer Jones · October 22, 2026
Updated October 2026 with the latest September 2026 market data.
Priya slid her phone across the café table and showed me a headline: home sales down. "So," she said, "should we wait?"
She and her husband Daniel had outgrown their townhouse. Two kids, one dog, and a home office that doubled as a laundry room. They'd been watching listings for months, and every headline seemed to say something different.
So we did what I love doing with clients: we put the headlines aside and looked at the actual numbers.
What September 2026 actually showed
According to the Toronto Regional Real Estate Board's September 2026 Market Watch and MLS® Home Price Index:
- York Region recorded 893 sales at an average price of $1,136,650, with 5,168 active listings to choose from and homes selling at 97% of list price on average.
- Aurora averaged $1,165,686, with homes selling at 98% of list price.
- Newmarket homes averaged $915,986 and sold in about 33 days, at 97% of list price.
- Georgina averaged $873,859 overall, and detached homes averaged $910,386, the most approachable average detached price of any York Region municipality.
- Durham Region saw 552 sales at an average of $828,141, with homes selling at 98% of list price in about 30 days.
- Simcoe County averaged $810,453 across 187 sales, with 1,080 active listings.
- Across the whole GTA, there were 5,040 sales and 16,500 new listings. The MLS® HPI composite benchmark was 4.7% lower than a year earlier, and the average price was $1,006,409.
The Bank of Canada held its policy rate steady at 2.25% on September 2, 2026, and has kept it there at every announcement in 2026. Its next announcement is October 28.
What that means in plain language
When Priya saw the numbers laid out, her shoulders dropped. "So we'd actually have choice," she said.
Exactly. For buyers, this fall offers:
- More homes to compare. Over 5,000 active listings in York Region means you can be selective and negotiate thoughtfully.
- More breathing room. Homes are taking a few weeks to sell, so you have time to book a second showing and do your homework.
- Better value than a year ago. The York Region benchmark price is 6.5% lower than in September 2025, and steady rates make planning easier.
And for sellers? Homes that are well priced and well presented are still selling at 97 to 98% of asking. Today's buyers are careful, but they're active, and they reward homes that show beautifully.
What Priya and Daniel decided
They didn't rush, and they didn't wait for a perfect headline either. They got pre-approved, listed their townhouse with a sharp launch plan, and toured six detached homes in one Saturday. A few weeks later, they had a home with a real office and a back gate for the dog.
"I can't believe I almost let a headline decide for us," Priya told me.
